Terms & Conditions
These Terms & Conditions govern the use of the nobiplace.com website and of the real estate crowdlending platform operated by Nobiplace S.A. ("Nobiplace"). By accessing the site you fully accept these Terms.
1. Identification
Nobiplace S.A., tax ID (RUC) 1793184567001, with registered office at Av. República del Salvador N36-84, Quito, Ecuador. Registered in the Mercantile Registry of Quito under No. 2020-14872. Authorisation SCVS-INMV-DNAR-2022-00007854.
2. Purpose
Nobiplace operates a participative financing platform through loans (crowdlending) secured by real estate, connecting Ecuadorian real estate developers and investors, in accordance with the Organic Law of Entrepreneurship and Innovation and the Securities Market Law.
3. User requirements
To operate as an investor you must be of legal age, an Ecuadorian tax resident and pass the KYC/AML verification process. Nobiplace reserves the right to refuse registrations that do not comply with regulatory requirements.
4. Risk warning
Investing through the platform involves risk, including the possibility of partial or total loss of capital. Past returns do not guarantee future results. Investors must read the prospectus and legal documentation of each operation before committing capital.
5. Fees
Nobiplace does not charge investors any fee for registration, investment or repayment. Fees applicable to the developer are described in the corresponding origination agreement.
6. Intellectual property
All content on the site (texts, graphics, trademarks, source code) is owned by Nobiplace or its licensors and is protected by Ecuador's Intellectual Property Law. Reproduction without express authorisation is prohibited.
7. Limitation of liability
Nobiplace acts as a neutral intermediary between developers and investors and does not guarantee the economic outcome of the operations. It will only be liable for wilful misconduct or gross negligence proven in the management of the platform.
8. Applicable law and jurisdiction
These Terms are governed by the laws of the Republic of Ecuador. Any dispute will be submitted to the competent courts of Quito, unless the law provides for another mandatory forum.
