What is real estate crowdlending?
Real estate crowdlending is a collective financing model regulated by Ecuador's Organic Law of Entrepreneurship and Innovation (2020) where dozens of investors lend money to a developer to build or acquire a property. In return, each investor receives periodic interest payments and their principal back at maturity.
A loan, not ownership
Unlike equity crowdfunding, you do not buy a share of the property: you lend capital to the developer and receive interest. It is a debtor-creditor relationship formalised through a commercial contract.
Real estate collateral
Every deal is backed by a first-lien mortgage or a fiduciary trust over the property, registered with the corresponding Property Registry in Ecuador.
Defined terms
Projects typically last between 12 and 36 months, with quarterly interest payments and full principal repayment at the close of the operation.
Real diversification
